The bigger, structural job: reconfiguring layouts, opening up the house or taking it back to brick and rebuilding it around how you want to live.
A full renovation is the biggest project most homeowners ever take on, and the one where the wrong builder does the most damage. Where a refurbishment renews an existing home, a renovation changes it: moving walls, opening up the ground floor, adding structure and reworking the house from the shell out.
A full renovation is the biggest project most homeowners ever take on, and the one where the wrong builder does the most damage. Firtree Build manages whole home renovations across North London, Enfield and Hertfordshire, coordinating every trade so you deal with one team and one plan, not a dozen contractors and a diary full of no shows.
Extensions, knock throughs and layout changes where the renovation calls for them. We arrange the structural engineer, steels, foundations and any underpinning, and deal with Building Control for sign off.
Full first and second fix throughout. First fix happens before the walls are closed up: wiring, pipework, heating runs and stud walls. Second fix follows plastering: sockets, switches, radiators, sanitary ware, doors and skirting.
New kitchens and bathrooms fitted on well prepared services, plus made to measure joinery such as built in wardrobes, alcove units, shelving and staircases. Use your own suppliers, or ones we recommend and trust.
Plastering, flooring, tiling, painting and decoration, finished to the same standard in every room, not just the ones visitors see. We finish with a full clean so the house is ready to move back into.
One team manages the whole renovation, so you deal with one person rather than a diary of separate trades. We plan the programme, order materials, book every trade in the right order and keep you updated, with one point of contact until handover.
The damage in a renovation is usually done by juggling a dozen contractors and a diary full of no shows. We coordinate every trade so you deal with one team and one programme, from the first drawing to the final coat of paint. The cost is set out in full before we start, and the work carries momentum rather than stalling between trades.
Matt stays personally involved from the first conversation to handover, so on the biggest job in your home you always have one accountable point of contact. We plan the programme in detail and keep it moving, with reliable trades who turn up when they say, and give you a realistic completion date you can plan around.

FREQUENTLY ASKED QUESTIONS
Yes. One team plans the programme, books every trade in the right order, orders materials and deals with building control, so you are not coordinating a diary of separate contractors. You have one point of contact and regular updates from start to handover.
For a kitchen, bathroom or single floor, usually yes, with some disruption. For a full renovation with structural work, rewiring and replumbing, most clients move out for some or all of the build, as it is safer and quicker. Where you want to stay, we can phase the work so part of the house stays liveable.
As a guide, a full internal renovation of a three bedroom London house takes around 12 to 20 weeks on site. Add structural work, an extension or a loft and the whole project, including design and approvals, typically runs 6 to 12 months. We give you a clear programme before work starts.
It depends on the property, but typically strip out, structural alterations, a full rewire, new plumbing and heating, insulation, plastering, kitchens, bathrooms, joinery, flooring and decoration. We agree the full scope in writing before we price it.
Most internal renovation work does not need planning permission. It is needed if you change the outside of the house, add an extension, or the property is listed or in a conservation area. Building Regulations usually apply to structural, electrical, plumbing and window work, and we handle those sign offs.
Yes. Older North London houses can hide problems behind walls and under floors, so we recommend setting aside 10 to 15% of the build cost. We flag known risks when we quote, so the contingency covers genuine surprises rather than gaps in the price.
